Terms and Conditions

These Terms and Conditions govern every stay managed by Italian Luxury Holiday House, whether the reservation is made directly or through an online travel agency or booking platform. They form part of the accommodation agreement and must be accepted and signed by the guest.

1. Service provider and accommodation

Italian Luxury Holiday House is a brand operated by Angelo Bettoli, NIE Y6065800R, with fiscal address at Av. El Verol 7, 34 – 35580 Playa Blanca, Lanzarote, Spain.

The accommodation is intended exclusively for short-term tourist use. Its specific features, maximum capacity, applicable tourist licence and price are shown in the booking confirmation and/or on the relevant booking platform.

2. Booking, prices and payment

A reservation is confirmed in accordance with the payment conditions shown in the booking confirmation or, for reservations made through a platform, under the conditions of that platform.

Accommodation prices include IGIC. Cleaning fees and any other applicable charges are specified separately in the booking summary before confirmation.

For direct bookings, a non-refundable rate is confirmed upon receipt of 100% of the total amount due. A standard rate is confirmed once the agreed card pre-authorisation has been successfully completed. We may cancel a direct booking if the pre-authorisation is not completed within the communicated timeframe.

3. Cancellations, changes and no-shows

Non-refundable rate: no refund, cancellation or date change is permitted.

Standard rate: cancellation is free of charge up to 30 days before the scheduled check-in date. If cancelled less than 30 days before check-in, the total stay amount may be charged.

Date changes may be requested more than 30 days before check-in, subject to availability and excluding non-refundable reservations. A no-show, early departure or unused nights does not entitle the guest to a refund.

Reservations made through third-party platforms may also be subject to the cancellation and change conditions displayed by the relevant platform.

4. Check-in, check-out and guest registration

Check-in is available from 3:00 PM and check-out must be completed by 10:00 AM, unless otherwise agreed in writing.

Check-in is normally carried out in person. All guests must complete the pre-check-in process and provide the identification information required for the legally required traveller-registration system before or at arrival.

For arrivals after 8:00 PM, access by key box may be arranged on a case-by-case basis. In this situation, an in-person meeting and signature of the required documentation will take place the following day.

5. Security deposit

A security deposit is required for all properties. For direct bookings, it is collected in cash at check-in in the amount stated in the booking confirmation.

Bookings made through Booking.com or other platforms are not required to pay the cash deposit at arrival, where different arrangements apply under the relevant platform agreement.

The deposit is returned at check-out after the property has been checked. Where check-out times make an inspection impracticable, it will be returned as soon as the property has been reviewed, provided that no damage, missing items, extraordinary cleaning or other chargeable breach is found.

6. Use of the property and house rules

The guest making the reservation is responsible for all occupants and agrees to:

  • use the property carefully and respect the house and community rules;
  • respect the applicable quiet hours and avoid disturbing neighbours;
  • not smoke inside the property;
  • not bring pets, unless expressly agreed in writing;
  • not organise parties, events or commercial activities;
  • not sublet, transfer or allow use of the property by unauthorised persons;
  • not exceed the maximum number of guests confirmed in the reservation.

All overnight guests must be declared and registered. If undeclared guests are found after check-in, a supplement of €10 per undeclared person per night will be charged. Any fine or cost imposed by the competent authorities as a result of omitted or incorrect guest registration will be charged in full to the responsible guest.

7. Damage, incidents and assistance

The guest must promptly report any damage, malfunction or issue affecting the property. The guest is responsible for damage caused by them, their companions or visitors, beyond normal wear and tear.

We will take reasonable steps to resolve reported issues as quickly as possible. If the accommodation becomes unavailable due to an external event, serious fault or force majeure, we may offer an available alternative accommodation. If this is not possible, the amount corresponding to unused nights will be refunded.

8. Liability

Italian Luxury Holiday House is not responsible for loss, theft or damage to personal belongings, nor for interruptions or failures beyond our reasonable control, except where liability cannot be excluded or limited under applicable law.

Nothing in these Terms limits the legal rights of consumers or excludes liability where such exclusion would be unlawful.

9. Privacy and cookies

Personal data are processed in accordance with applicable data-protection law. Please read our Privacy Policy and Cookie Policy.

10. Applicable law and disputes

These Terms are governed by Spanish law. This does not affect any mandatory consumer-protection rights that apply to the guest. The parties will first seek to resolve any concern directly and in good faith.
